One practice for both sides of the claim: the time and the money.

Most delay and quantum disputes turn on the same question asked twice — what caused the overrun, and what did it cost. Answered separately, the two halves rarely reconcile. We answer them together.

Kuremu Consultants provides independent expert opinion on construction time and cost: forensic delay analysis that establishes entitlement from the programme up, and forensic quantum that ties the recoverable cost to the delay actually proven — never to an assumption.

Every opinion is built to be defensible under cross-examination, aligned to recognised protocols, and grounded in the contemporaneous record rather than the narrative. We are instructed by contractors, employers and their legal advisers across India, the Middle East and Europe.

01 · Time

Forensic Delay Analysis

Establishing what delayed the works, and who bears it.
  • As-built reconstruction. Rebuilding the true as-built programme from contemporaneous records — progress reports, site diaries, correspondence and P6 updates — not the story told after the fact.
  • Cause, effect and criticality. Isolating each event window by window and distinguishing culpable, excusable and compensable delay against the critical path.
  • Concurrency, pacing and float. Addressing the difficult questions — concurrent delay, float ownership, pacing — on the evidence rather than by assertion.
  • The right method. Selecting the technique the records genuinely support: Time Impact Analysis, Windows, As-Planned vs As-Built, Impacted As-Planned or Collapsed As-Built.
  • Contractual entitlement. Testing every event against the notice and extension-of-time provisions of the contract before a single day is claimed.
02 · Cost

Forensic Quantum & Prolongation

Tying recoverable cost to the delay actually proven.
  • Prolongation cost. Time-related site and head-office overhead assessed over the period the delay analysis establishes — the extended period, never the as-planned bar chart.
  • Disruption and lost productivity. Measured-mile and earned-value analysis where the records allow; recognised productivity studies only as a reasoned fallback.
  • Overhead and profit. Hudson, Emden and Eichleay formulae applied with their well-known limitations in view — as a considered position, not a default.
  • Change, loss and expense. Valuation of variations, evaluation of loss and expense, finance charges and interest, built from the priced records.
  • Discrete causal linkage. Connecting event, effect and cost item by item — resisting the global and total-cost claims that tribunals rightly distrust.
